If there’s one thing I know for sure, it’s not a market to be working with an amateur. Or for heavens sake, a part-time agent. In all my years of helping people buy and sell homes, my skills have never been tested to the extent they are now. Here’s why…
There’s been a 50% decrease in homes each year for the past two years, putting us at less than 25% of the inventory levels of 2020. In contrast, sales are only down about 3%. The combination means a big advantage for sellers.
The advantage is so large some sellers think selling their home is a cake walk and agents have it easy. Well think again. Do you know how to evaluate 10 offers, or 17, or 32 to determine which one has the highest likelihood of getting to the settlement table at the price you were expecting? Which have hidden contingencies contained in the plethora of paperwork submitted? How about managing the process to minimize the risk of the deal falling through?
And if you’re trying to purchase a home, does your agent have the knowledge needed to craft an offer that has a prayer of being accepted? Or the relationships with other agents that can strengthen your position?
