How your home presents itself is key in obtaining the highest price in the shortest period of time, and proper staging that shows your home in the best light will only add to your bottom line.
Here are some key ideas to get you started.
- De-Personalize – Many buyers lack vision and they can’s see themselves living in your home if you’re everywhere they look. I know your wedding photo, the school pics of the kids, and photo’s of the family reunion mean the world to you, but they’re a distraction for the Buyer and need to go.
- Clean Your Closets – Of any unnecessary clutter and unworn clothes. If your closets are bursting at the seams, the Buyers will think they too won’t have enough space. Splurge for inexpensive plastic hangers so all your hangers are the same – it’s amazing the difference this will make.
- Make your Bedroom Look Like a Retreat – Paint with a soothing color, spring for some new bedding and add some pillows. The bathrooms must be sparkling. Get all that stuff off the counters, clean or re-grout discolored grout. Use a combo of one part bleach and one part water to clean grimy walls. If your shower doors are less than sparkling, try using one part muriatic acid (available at hardware stores) and 10 parts water.
- Modernize Where You Can – Replace dated cabinet hardware and gold fixtures in kitchen and baths and refurbish older wood cabinets with refinishing products that are now on the market. Switch out dated light fixtures and ceiling fans. DO NOT put granite on your 36” oak or melamine cabinets – it’s like putting lipstick on a pig.
- Neutralize! – Paint your walls a neutral color (not white!). My current favorite is Revere Pewter by Benjamin Moore. When paired with gleaming white trim, it looks awesome and coordinates with most color palates. Speaking of trim, don’t forget about it – a fresh coat goes a long way in making your home look crisp and clean.
